Start without a subscription
Create a project, add your rooms and photos and generate your first report or demo preview. You only pay when you want to generate or unlock a full report.
With ImmoHabits, a professional inspection report costs from €25, without a subscription. Businesses start with a free test report when they sign up, and individuals can preview a demo report first.
The price of your inspection report depends on the number of photos. A small apartment requires less processing than a large property with hundreds of photos. You buy tokens in advance; they're deducted when you generate the report.
Per report
From 1000 photos, €10 is added per extra 500 photos, up to a maximum of 5000 photos per report. The order page automatically fills in the right number of tokens based on your report.
The price of a report is right above. The largest part of the cost you pay in hours, on site and at your desk. This is how the three common working methods compare.
Net difference: about 3 hours per job compared with the manual method, and still 1 to 1.5 hours compared with a checklist app. The bulk of it is the office work: writing it up, linking photos and formatting goes from 2 to 4 hours down to about fifteen minutes of review, some 90% less.
You don’t pay a subscription but with tokens: one token costs €2.50 excl. VAT. The price of a report is expressed in tokens, depending on the number of photos.
A €25 report costs 10 tokens, a €60 report costs 24. You buy tokens whenever you need them.
The order page fills in the right number of tokens based on your report. Never order too many or too few.
Tokens live on your account: your whole team works from the same shared token balance.
The base price covers the full AI report: photo analysis, text generation, multilingual output and export to PDF or Word. Damage detection, description of visible damage and an archive with all photos in high resolution are also included by default, along with the online review by all parties.
Some jobs need more than a standard inspection report, and some offices want their report in their own branding. You only add these options when you need them. Damage description is already part of every report, and the repair cost estimate requires no extra token.
Have a repair cost estimated for each detected damage, including a summary table and total price at the bottom of the report. The standard damage description is still included.
Have all parties review the report online for free, then sign legally and digitally: 1 token per signing round, plus 1 token per signer using itsme. Translating the full report costs 1 to 2 tokens; updating a translation is free.
Have us rebuild your own report template. Every inspection report comes out of it automatically and correctly filled in, with no mention of ImmoHabits. A one-off €250 excl. VAT, and free from an order of 400 tokens.
Volume and enterprise
Do you process many inspection reports? Then we look at the per-report price case by case. The discount depends on your volume, workflow and needs.
Interesting for real estate agents, property managers and building managers who regularly create inspection reports.
For businesses, invoicing is fully automatic. Enter your VAT number before your purchase and your invoice is created automatically; for Belgian companies it is also sent via Peppol. For valid EU VAT numbers outside Belgium, VAT is reverse-charged. You find every invoice in your order overview, just like private customers do, with the VAT amount clearly shown.
You buy your tokens securely online, with the payment method you prefer.
What does an inspection report with ImmoHabits cost?
You pay per report, from €25 excl. VAT. The price depends on the number of photos in your report. You buy tokens in advance; they're deducted when you generate the report. There is no subscription, no fixed monthly cost and no extra cost per team member.
Can I start for free?
Yes. Companies with a valid VAT number receive 12 free tokens on registration, enough for one full report up to 50 photos. Individuals can create a project for free, add photos and generate a demo report, with roughly the first 10% visible.
When do I pay €42.50, €50 or €60?
The price rises with the number of photos: €42.50 up to 200 photos, €50 up to 500 photos and €60 up to 1000 photos. Larger files add €10 per extra 500 photos, up to a maximum of 5000 photos per report.
What is included in the price?
The AI analysis of your photos, automated description of spaces, materials and visible damage, report generation, multilingual output and export to PDF or Word. Damage detection and description of damage are included for free by default in every report. You can also download a free archive with all photos in high resolution and clear file names.
What is paid in a damage report?
Damage detection and description are already in the standard price. The repair cost estimate is an add-on you switch on per report: ImmoHabits then estimates the repair cost per damage point and shows a summary table with a total. That add-on requires no extra token.
Can I also create a move-out inspection report?
Yes. For a move-out inspection report, ImmoHabits compares the state at move-in with the new photos at move-out. You can photograph all rooms again or only add differences and new damage. The comparison itself is free; you only pay tokens based on the number of added move-out photos.
Are Teams, branding and volume pricing included?
Teams is completely free for professional users: you work from a shared token balance and decide who can see one another's reports. A Word template in your own branding can be built on request for €250 excl. VAT, and is free once you have ordered at least 400 tokens. Any mention of ImmoHabits then disappears from your reports, ideal if you deliver them under your own name. For larger volumes, we look at the discount case by case.
Who pays for the inspection report?
When an inspection report is drawn up by an external expert, the cost in Belgium is usually shared between tenant and landlord, unless agreed otherwise. If you create it yourself with ImmoHabits, you only pay for the report (from €25) instead of an expert's fee.
