From photos to signature
Generate the report, let tenant and landlord review it online and have it legally signed digitally. The entire flow in one platform, no separate tools needed.
Take photos, AI writes the report. What used to take hours, ImmoHabits does in under 2 minutes. Professional, multilingual and fully in your own branding.
From photos to a complete report in three simple steps.
Create condition reports at move-in, at move-out or before works. At move-out the AI compares against the move-in report and marks every damage as new, pre-existing or worsened.
Our AI spots cracks, stains, moisture, scratches and wear on your photos by itself. Optionally add the damage report and every damage gets a realistic repair cost range in euros.
Tenant and landlord review the report online, leave comments per section and approve before signing. No account or installation needed.
Have the report legally signed digitally by all parties: with a regular signature, an SMS code or itsme. By e-mail or on the spot on your tablet.
Just dictate a note on a photo during your walkthrough. The AI transcribes it automatically and works your observations into the report. Hands-free on site, ideal for what isn't visible in the photo.
We rebuild your own report template. Every condition report comes out of it automatically and correctly filled in, in Word and PDF, without a single mention of ImmoHabits.

ImmoHabits is an AI-powered software application that automatically generates professional property condition reports from photos and voice notes.
Property inspection software is a digital tool that records the condition of a property at move-in and move-out in a structured report both parties can rely on: room by room, with photos, meter readings, keys and remarks from tenant and landlord. It replaces the loose Word template, the paper checklist or the expensive external surveyor.
Creating a property condition report used to mean hours of typing. With ImmoHabits you create an inspection report with AI from your photos: our software automatically recognizes every room and writes the report, directly in English, Dutch or French. In the US this is also known as a move-in or move-out inspection.
Is an inspection report mandatory? In Belgium it is for residential leases, both at move-in and at move-out, and many other countries require or strongly recommend one. Instead of paying an expert or outsourcing the work, you automate the entire flow with ImmoHabits: generate the report, have tenant and landlord review it online, and get it legally signed digitally.

Who is ImmoHabits for?
ImmoHabits is built for real estate professionals: agents, property managers, property management companies, leasing offices and professional inspectors. Whether you handle a few files a month or hundreds of reports, the platform scales with you.
How accurate is the AI, and can I still edit the report?
The AI delivers a structured, detailed report that you can fully review and adjust before you finalize it. You always stay in control: the AI does the heavy lifting, you have the final word.
How much time do I save per report?
What normally takes hours of manual work is done in minutes with ImmoHabits. Even a large property with more than 1,000 photos is fully analyzed and described in under 2 minutes.
How much does ImmoHabits cost?
You pay per report, from €25 (excl. VAT), with no subscription or fixed costs. The price depends on the number of photos: €25 up to 50 photos, €42.50 up to 200, €50 up to 500 and €60 up to 1000 photos. Larger files add €10 per extra 500 photos, up to a maximum of 5000. Every new user also starts with a free first report.
Can I produce reports in my own branding and collaborate with my team?
Absolutely. We build a template fully tailored to your branding, so every report looks professional and recognizable, with no mention of ImmoHabits. You collaborate with your team via one shared token balance and decide who can do what.
Is an inspection report mandatory?
In Belgium, an inspection report (plaatsbeschrijving / état des lieux) is required for most residential leases and must be detailed and registered with the lease. In many other countries it is not legally required but is strongly recommended. Either way, ImmoHabits helps you create a detailed report in minutes.
Is an inspection report made with AI legally valid?
Yes. The law sets requirements for the content of an inspection report, not for the tool that writes it: it must be detailed, drawn up adversarially and dated and signed by both parties. ImmoHabits delivers that detailed, objective content, with every finding anchored in a numbered photo. The adversarial process, the signature and the registration are yours to organise, exactly as with an expert’s report.
Can the report be reviewed online and signed digitally?
Yes. You share the report via a secure link: tenant and landlord read it online, leave comments per section and give their approval. You then have it legally signed digitally with a regular signature, an SMS code or itsme, by e-mail or on the spot on your tablet.
What is property inspection software?
Software that records the condition of a property at move-in and move-out in a structured report both parties can rely on: room by room, with photos, meters and keys. AI software like ImmoHabits goes a step further and writes the report itself from your photos; you review and sign.
What should I look for when choosing inspection software?
How much work the software really takes over, whether it works room by room with linked photos, whether move-in and move-out are compared, whether it supports digital signing, whether the report fits your branding and languages, and the pricing model. Always ask for a test report with your own photos.
